Regular maintenance is key to successful boiler operation.  It will help you chase out any existing and potential future system problems.

Don’t rush through the maintenance job. Take your time!  

Be sure to communicate to your customers the problems, if any, you find.

 

 

Take a look at this checklist to help ensure your system's over-all efficiency, reliability and life expectancy:

  • Clean and inspect burners, flame sensor, pilot assembly and flue piping.     
  • Clean out and inspect heat exchanger.
  • Inspect all electricals including controls, wiring and connections.
  • Clean out all condensate lines and trap.
  • Some boiler manufacturers sell a maintenance kit that will include: door seals and gaskets, replacement ignitor and sensors and boiler water test kits.
  • Testing boiler water is crucial to keep boiler warranties’ in place.  Try our NA575 Series mutl-parameter kit to assist you.
  • Testing will confirm if additives are needed or if demineralizing is required.
  • Combustion analysis is required to assure the boiler is operating at peak efficiency in modulating condensing boilers. Gas pressure may need to be adjusted at the boiler to fine-tune the fuel/air mixture. The boiler maintenance manual will give a range of CO2 levels required at designated fire rates.
  • Check all piping joints, fill valve, backflow preventer, expansion tank, isolation and drain valves, pressure relief, air vents, dirt separators and zone valves for leaks. Now is also the time to blow off dirt separators and clean them where applicable.
  • Test expansion tank pressure. It will vary by system. Residential systems are around 12 psi depending on the system size.
  • Inspect and test zone system. This should include all thermostats, zone valves ,control, wiring and connections.
